A lead paint inspection in an apartment building is very similar to inspections conducted in single-family homes. The same meticulous and comprehensive testing is conducted on all painted building components, paint condition is recorded and violations are noted on a detailed report. Finally a determination is made whether the apartment unit is in compliance with state regulations.
A Good Inspector Considers All Related Areas
Common areas come into play with an inspection in an apartment building. Associated hallways, staircases, porches and basement laundry areas generally need to be inspected along with the unit interior. In other words, to properly inspect a second floor apartment, the halls and stairs leading to that apartment would have to be included in the inspection, but not necessarily the stairs and halls on the third floor.
The entire exterior of the residential building would be tested and assessed on all levels, so loose lead paint on the top floor would be a violation for all units including a first floor apartment. In cases where several apartment buildings are located on one parcel, generally only the building housing the subject unit would need inspecting; however, common clubhouses would be included in the inspection.
